Powered Land Is Becoming the Scarcest Asset in Compute
Chips can be ordered and buildings can be built. Megawatts on the grid can take years. That's why Bitcoin miners and AI builders are now chasing the same land.

The bottleneck for both Bitcoin mining and AI data centers has shifted from hardware to power. Getting a new grid connection can take years, so land that already has power, or a clear path to it, has become one of the most valuable assets in compute. On our own marketplace, the largest sites now range from 440 MW to a full gigawatt, and many are pitched to both miners and AI builders.
For most of Bitcoin mining's history, the hard part was getting machines. Today, machines can be ordered. Data halls can be built in months. The part that takes years is getting power to the site.
That shift is changing what the most valuable piece of the puzzle is. It's no longer the hardware. It's the land with megawatts attached.
Why power became the bottleneck
A new large connection to the grid has to be studied, approved and built. Utilities and grid operators have to check that the grid can handle it, and often new lines, substations or transformers are needed. Across many regions, the queue of projects waiting for a connection has grown far faster than the grid can absorb them.
The result: a site that already has power, or a signed agreement for it, can be worth far more than an identical piece of land next door without one. The land is the same. The years saved are not.
Miners and AI are now competing for the same sites
Bitcoin miners spent the last decade learning to build exactly what AI now needs: large amounts of power, delivered cheaply, to remote industrial sites. Many miners have started converting part of their capacity to AI and high-performance computing, and AI builders increasingly look at mining sites as ready-made starting points.
For site owners, that means two very different groups of buyers for the same asset:
- Miners value cheap power and flexibility. They can switch off when the grid is stressed and they accept simpler buildings.
- AI and HPC builders value reliable power, redundancy and fiber, and they typically pay more per megawatt for it.
What we see on our own board
We run a marketplace for powered land, mining sites and hosting. The biggest sites listed with us right now show where the market is going:
- 1,000 MW of data center development land in Haskell County, Texas
- 600 MW in Boardman, Oregon
- 500 MW in Louisiana
- 440 MW in Harrison Township, Kansas
A few years ago, a 50 MW mining site was considered large. Today, sites at hundreds of megawatts are listed openly, and many are described as suitable for both mining and AI.
At the other end of the scale, small stranded-gas sites still offer some of the cheapest power anywhere. On our board in October 2026, the lowest public power prices were 1.3¢/kWh and 2.2¢/kWh at gas-powered container sites in Alberta, and 1.25¢/kWh at a powered pad in the UAE. Those sites will never host a hyperscale AI cluster, but for a miner, they're hard to beat.
What this means if you own land
If you own land near transmission lines, a substation or a gas source, it may be worth more than you think, but only if you can prove the power. A utility letter, an interconnection agreement or production data turns "land near power" into "powered land", and that's the difference buyers pay for.
What this means if you're buying
Speed matters more than price. A slightly more expensive site that's energized today can beat a cheaper one that's three years away from power, especially when the hardware you're buying gets less valuable every month it sits in a warehouse.
And whatever the listing says, confirm the megawatts before anything else. "Available power" is a hope. An energized connection is an asset.
